Student Living

Student Living Staff

Student Living handles all the leasing and property maintenance for Phase One. Student Living Staff assists with any paperwork associated with a student lease agreement and handles payments and rent charges for Phase One. Student Living is managed by Capstone Management services and employes one Assistant property manager and a team of maintenance staff.

Housing Amenities

The residence halls at Florida Poly feature 2, 3, and 4-bedroom floor plans in a variety of layouts. The units are fully furnished, have an in-unit washer and dryer, vinyl plank wood flooring, energy-efficient appliances, and Spectrum TV service. Students living on campus have access to a state-of-the-art fitness center, outdoor swimming pool, study rooms, common area with TV on every floor, and plenty more!

Internet Connection and Cable

Both wired and wireless network connections are provided in residential units and bedrooms as part of their semesterly rate. Additionally, wireless is available in both residence hall common areas and lounges, as well as across campus. Students living on campus are encouraged to protect all electrical appliances and computer equipment through a quality power surge protection system. 

Personal routers are not allowed. If you ever have issues with your internet service, please submit a work order through your Active Building account. 

Digital cable is included in your rent. In order to access your cable channels, you may need to perform a channel search on your television. Students living on campus are required to provide their own cables and equipment. 

Active Building

Active Building is a system platform used by students living on campus to submit work orders, pay their rent, see emails and updates from Student Living and Residential Life, community announcements, and communicate with other students on a community forum. Once students receive their unit assignment, they will receive a notification from Student Living regarding how to sign up for their Active Building account. Active Building is overseen by Student Living. 

Work Orders and Maintenance Requests

Work orders and maintenance requests can be placed online through a student’s resident portal via Active Building or over the phone by calling the Student Living office at 863-874-8779.

In case of a maintenance emergency please inform the Resident Assistant (RA) on-call immediately or call 863-398-2744.

Cancellation of Lease

Any request to terminate your lease agreement must be submitted in writing to Student Living. Termination fees, if any, will be based upon the criteria and deadlines outlined in your lease agreement. Additionally, any deposits or application fees are non-refundable.

Your lease agreement may be terminated if any one of the following conditions are met (approval is required by both the University and Student Living):

  1. The student withdrawals from the University and is not enrolled/registered in classes.
  2. The student graduates from the University.
  3. The student is suspended or expelled from the University.
